Position Purpose :
To report, co-ordinate and ascertain the correctness of information on progress and other aspects in order to compile and
submit a comprehensive and correct report to the various committees and management. Carry out a high standard of general
administrative tasks and to ensure the proper control. Provide and support service to the Facilities.
Position outputs :
1. Obtain approval for maintenance expenditure
2. High standard of correspondence related to general administrative tasks.

4. Position Challenges
1. Be responsible for the general condition of the building, maintenance and equipment.
Electrical
• Oversee completion of works
• Masonry and woodwork
• Repair door and cupboard ( hinges, door handles)
Plumbing
• Cleaning of blocked drains, basins, Urinals, cisterns, Roof gutters,
• leaking pipes
Air Conditioning
• Instruction to service provider
Lifts
• Contact service provider if lifts is not operating.
2. Be acquainted with procedures and regulations.
3. To ensure that Policies and Procedures are always clear in order to prevent misperceptions.
4. Extend knowledge of organisation and property industry.
5. Control cleaning, parking, security, pest control, garden services etc.
Cleaning:
• Log’s all cleaning complaints that are received from tenants and ensure that the necessary action is taken to rectify.
Parking:
• Ensure that parking / entrance gates are function properly
• Ensure that parking / entrance gates are opened and closed ( after hours security control)
Security:
• Be responsible for the effective management of the security staff and security function.
• Log’s all cleaning complaints that are received from tenants and ensure that the necessary action is taken to rectify.
Pest Control:
• Open offices and make sure it’s locked after pest control cession one’s a month
6. Control fire precaution
• Know the position of the main isolator switches in the building and floors in order to switch them off in case of an
emergency.
• Responsible for the general condition of the firefighting equipment and must observe and correct.
• Fire alarm system is connected to the Fire Brigade and a weekly test is to be carried out and logged.
7. Reporting:
• Report all abnormal maintenance work to Supervisor
• Ensure that water and electricity are not wasted and that cost is reduced to a minimum
• Checks lift daily and complete the “Daily Inspection Report”.
• Check Security and Cleaners and “weekly inspection reports” to complete.
8. Tenants
• Attend to the tenants and their general comfort. Must maintain a harmonious relationship with all the tenants and
attend promptly to their complaints. Investigate tenant’s complaints and where necessary take corrective action.
• Ensure that the tenants or the general public do not misuse of abuse the facilities offered.
• Arrange monthly meeting with all service providers and tenants meetings to be minutes.
Qualifications Experience :
Grade 12 is a requirement; 2- 5 years Facilities or Technical related experience.
